The Lending Operations Supervisor supervises a team of Loan Processor/Closers and is responsible for the application to post-close process of the homeownership loan program as well as overseeing the loan processing team to ensure efficient workflow and adherence to established procedures and timelines. This position may supervise the Home Repair Underwriting team in the future. This role works cross-departmentally, preparing for pre-closing preparations and providing technical support during the loan closing.  The position will build and maintain strong partnerships with program staff and third-party lenders to implement efficient processes leading to compliant, timely and successful residential mortgage closings within the homeownership/home repair program. This position will also contribute to the improvement of loan processes and staff development related to residential mortgages and the homeowner program services within the Family Services department. The position reports to the Senior Mortgage Manager. 

Requirements

Principles & Duties: 

  • Ensure the smooth operation and optimization of the Encompass system through management and maintenance of the Encompass loan origination system.
  • Create and deliver various types of reports that provide valuable insights, analysis, and information to support decision-making.
  • Develop, document, and implement efficient and effective processes and procedures within Habitat for Humanity of Omaha’s mortgage department.
  • Assist in creating, implementing, and managing KPI’s (Key Performance Indicators)
  • Train and educate staff on mortgage processing best practices to enhance employee skills, knowledge, and performance.
  • Leads mortgage preparation and underwriting process for Habitat homeowner loans, from application to pre-closing and close with third-party lenders.
  • Works with application data to determine the affordability of mortgage and low-interest home loan rates based on family income and Habitat Omaha housing inventory. 
  • Leads, maintains and updates the homeownership application process including documents that meet compliance and training of staff/volunteers in application administration.
  • Serves as an administrator for the Family Services for Encompass / Ellie Mae software. 
  • Develops and maintains shared access tracking system within Family Services to monitor status of all items leading to mortgage closing date.
  • Responsible for ensuring grants are managed, monitored and properly documented throughout the process.
  • Collaborates with other Program staff in the ongoing development of a strong financial coaching & homeownership program focused on working with low- and moderate-income households in the service area with the goal of providing affordable homeownership.
  • Ensures all mortgage regulations and standards are met and maintains credentials, including annual certification with American Bankers Association.
  • Adhere and manage to all required compliance including TRID, Reg B and Fair Lending
  • Acts as liaison between third-party lending organizations and Habitat Omaha.   
  • Will gain expert knowledge on Habitat’s underwriting guidelines
  • Recommends underwriting policy changes as appropriate. 
  • Participate in the underwriting of mortgage or home repair transactions.
  • Maintains current certifications and industry knowledge through research, workshops, training and required compliance.
  • Provide all supporting documentation for the CEO, CFO and accounting manager for all closing costs, grant funding and loan notes.
  • Gain an understanding of the Home Repair process and guidelines.
  • Comfortable with change and change implementation.
  • Other duties as assigned.

Supervisor Duties: 

  • This position supervises Loan Processor/Closers and Underwriters.
  • Provide at a minimum, bi-weekly one-on-one with all team members.
  • Mentor and coach team members on processes, procedures, and guidelines.
  • Monitor, track, and provide feedback on performance and KPI’s (Key Performance Indicators).
  • Responsible for staff schedules and sufficient coverage. 

Knowledge, Skills, & Abilities: 

  • GED or high school diploma, required, bachelors degree in related field, preferred.
  • Previous residential mortgage loan processing experience required, NLMS License preferred.
  • 3-5 years of program management experience in a client-facing role.  
  • Experience with low- moderate-income populations, preferred.
  • Excellent oral and written communication skills required.  Bi/multilingual, a plus.
  • Outstanding customer service skills with diverse, multilingual populations and organizational partners.
  • MS Office suite and database experience required.
  • Highly motivated and organized towards team success including organizational goals and individual professional development goals.
  • Must be able to maintain a high degree of confidentiality.
  • High level of attention to detail required.
  • Requires evening and weekend hours, as needed.
  • Goal oriented and Habitat Omaha mission driven required.
